Welcome to the January 5th #StudioVosPOTW! Fashionistas reading this will know the answer. What outfit does a house wear on the runway? An address 🏠👗!
Today's real estate photo theme is VIRTUAL! What do I mean exactly? Computer magic, kiddos. While some virtual changes are simple, such as removing your truck or yard sign from the grounds. Other times, big developers will ask to create an entire digital render so they can presell units. As experienced agents (or avid blog readers) you'll already be familiar with jargon terms like virtual staging, computer decluttering, sky replacement, and grass enhancement, so let's look at a few favorites from this past week.
We're going to review recent shoots at 9447 Calm Amber Dr in Iowa Colony (Brian Carter, Trust Real Estate), 2510 Floral Bloom Way in Fresno (Donald Lee, Texas United Realty), 5602 Glen Allen Ln in Champions Glen (Virginia Moraitis, HomeSmart), and 706 13th Ave N in Texas City + 3006 Newcastle Dr in Baytown (David Garcia, Trillionaire Realty).
#1 in Baytown | Before:
#1 in Baytown | After being virtually furnished. Meticulous details in the fabric stretching across pillows makes our work almost indistinguishable from reality. The main benefit for potential buyers is they can now clearly discern the room's dimensions and picture themselves living here.
#2 in Texas City | Before:
#2 in Texas City | After complete virtual furnishing. If you zoom wayyyy in then it's possible to read the title on every single book in the shelf. We like to showcase every creature comfort from flowers to artwork.
#3 in Champions Glen | Before any edits. FYI we would never publish an image like this because the natural light casts far too many shadows on the home.
#3 in Champions Glen | After eliminating shadows and color casting we skillfully illuminate every lightbulb as well as replace the skyline with something that creates the *WOW* effect. If you're not utilizing virtual twilights in your listings then this is your sign to start.
#4 in Fresno | Before:
#4 in Fresno | Before seeing this transition, would you have believed virtual grass enhancement could add so much value to real estate listings? Bonus points if you noticed the agent's sign was removed without anyone needing to physically lift a finger.
#5 in Iowa Colony | Before:
#5 in Iowa Colony | After digital decluttering and virtual grass enhancement. No time to clean the backyard or hire a landscaper? No problem! We can even fix interior paint jobs with ease.
